Plantation Shutters Bentleigh
What Bentleigh Windows Actually Need
Most Bentleigh houses were built between the 1940s and the 1970s, and then a good number of them were knocked down and replaced. That mix is why shutter quotes for this suburb vary so much: an original brick veneer with aluminium windows and a new double-storey townhouse are not the same job, even on the same street.
Bentleigh sits in the City of Glen Eira, and the housing stock is dominated by post-war brick veneer with later infill: townhouses, unit developments and full rebuilds, concentrated around Centre Road and the station.
Post-war brick veneer. Aluminium windows set into a brick veneer wall usually have a reveal too shallow to take a frame once the window handle is accounted for. That makes these face-mount jobs, the Z frame, which fixes over the opening and keeps the full width of glass. It is not a compromise. On a smaller window a face mount actually costs you less visible glass than a recess frame does.
Sliding and awning windows. Both are common here and both put a handle or a winder into the opening. That hardware, not the depth, is what rules out a recess mount more often than people expect. We measure to the nearest obstruction rather than to the glass.
New townhouses. Square openings, clean reveals and often a stacker door to the courtyard. Wide openings get bi-fold or sliding shutter tracks rather than one oversized panel.
Bayside exposure. Bentleigh is close enough to the bay that salt is worth thinking about on anything fitted outside. On external aluminium shutters we specify the coating with that in mind and the maintenance is simply rinsing rather than leaving salt to sit.
Which Material Suits Your Rooms
PVC Plantation Shutters
Aluminium reinforced, water resistant, VOC tested and hypoallergenic. This is the everyday answer for bedrooms, living rooms, bathrooms and laundries in a family house, because it takes cleaning and does not swell. See our PVC shutters range.
Timber Plantation Shutters
Basswood, warm, and available in white tones plus ten stains. Light enough for tall panels, which makes it the material for a large front window where the finish is doing the work. See our timber shutters range.
Aluminium Outdoor Shutters
Powder coated and built for weather. Patios, verandahs, carports and the open side of an alfresco. Indoor materials do not go outside, whatever the sheltered aspect looks like on the day of the quote.
What Moves the Price on a Bentleigh Job
Three things push a job to the top of its range, and none of them is the suburb: custom shapes, mount position and colour options. A standard rectangular window in white is the bottom of the range. A raked head, a bay, a stained timber finish or a face-mounted Z frame across the whole house all move it up.
Window count matters less than people expect, and window type matters more. A full house of eight to ten standard windows is a very different number from four windows and a stacker door. Real installed ranges by window type are set out in our pricing guide, and the only figure that means anything for your house comes from a measure.
How a Bentleigh Job Runs
We measure in your home. At the measure we check reveal depth, square, and anything that sticks into the opening. That is what decides the frame, and it is decided window by window rather than once for the house.
Panels are then made in our own Melbourne factory, and our own installers fit them. We do not subcontract the fit, because the measure and the install are the same job. Our plantation shutters installation page sets out the full process, including what happens when a window turns out to be harder to measure than it looked.

The Rooms People Get Wrong in a Bentleigh House
Two rooms account for most of the callbacks we see on jobs that were not ours.
The bathroom. Timber goes in because it matched the rest of the house, and eighteen months later the panel has taken enough moisture to move. A basswood panel that wets and dries repeatedly will swell enough that the blades bind and the panel stops sitting square in the frame, and at that point no adjustment fixes it. PVC in the wet rooms and timber everywhere else is not a downgrade, it is how the house stays looking right.
The west-facing bedroom. People expect a shutter to black the room out and it does not. The blades close tightly but they do not seal, so a little light still comes through at the blade edges. In a living room nobody notices. In a Bentleigh bedroom taking a summer afternoon on the western wall, you will. The fix is a blockout blind behind the shutter rather than giving up the shutter, and it is what we fit in most main bedrooms.
If You Are Renovating or Rebuilding
Bentleigh has as much new build as original housing, and the best time to talk about shutters on a new build is before the windows are ordered, not after. Two decisions made at that stage change what is possible later: reveal depth, which determines whether a recess mount is even available to you, and where the window hardware sits.
We are happy to look at plans and tell you what each opening will take. It costs nothing and it avoids the situation where a brand new house can only take one frame type because nobody asked the question in time.

Common Questions About Plantation Shutters in Bentleigh
Do you install plantation shutters in Bentleigh?
Yes, across Bentleigh, Bentleigh East and the surrounding bayside suburbs. Our Moorabbin showroom is about ten minutes away, and we measure, manufacture and install with our own team rather than subcontracting any part of it.
My Bentleigh house has aluminium windows with almost no reveal. Can I still have shutters?
Yes, and it is the most common situation in this suburb. A face-mounted Z frame fixes to the wall over the opening and needs no reveal depth at all. You also keep the full width of glass, because nothing is eating into the opening.
Will the window handle get in the way?
On a sliding or awning window it often would if the shutter were recess mounted, which is exactly why those windows usually go face mount here. We measure from the wall face to the nearest obstruction, not to the glass, so the handle is accounted for before anything is made.
Are shutters near the bay a problem with salt?
Not for anything behind glass. On external aluminium shutters closer to the water the coating grade is worth specifying properly, and the maintenance is rinsing the panels rather than letting salt sit on them.
What does a full house of shutters cost in Bentleigh?
It depends on window type far more than on window count. Our pricing guide gives real installed ranges by window type, including a full house of eight to ten windows. The only figure that means anything for your house comes from a free in-home measure.
How long from order to installation?
Manufacturing runs in our own Melbourne factory rather than through an importer, so the lead time is measured in weeks. You get a date at the quote and the installation is booked against it.
